Landscaping along the street frontages of thc parking lot must include a berm or a raised plantcr <br /> bed,the center of which shall be a minimum af 30 inches in height above the adjacent parking lot <br /> surCacc. This must bc shown on thc landscapc plan. <br /> The trees proposed do r.ot mect Type II landscaping requirements. Type il landscaping requires a <br /> mix of evergreen and deciduous trees,with no morc than 30%being deciduous,planted at <br /> intervals no greatcr than 20 feet on center. <br /> My tree planting in the parking strip between the sidewalk and curb is in addition to landscaping <br /> of the 10 foot wide Type II iandscape strip. <br /> 2, Trees along the noAh property line adjacent to the drive-through do not meet Type III landscape <br /> requirements. Type III landscaping requires that trees be spaced at intervals no g�eater than 30 <br /> feet on center. <br /> 3. 'I'he Planting Notes on the Landscape Plan statc that asphalt ovethang into planting areas shall be <br /> 6"or less. Asphalt overhang is not permitted at all in required landscape areas. That note must <br /> be revised. <br /> The plans must be revised to correct the items discussed abovc before the Planning Department can sign <br /> off on the permits. Note that Public Works�vill have additional commcnts regarding landscaping and <br /> improvements in the right-oGway. Also notc that permits cannot be issued until aRer City Council <br /> approvcs the Rcsolution of[ntcnt to Rczone and thc Resolution is rr.corded.
