A Public Works Permit is required for this project. Detailed drawings in acca-rdance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, showing <br /> site parking layout, landscaping, utilities and storm drainage. Public Works Department approval of <br /> lhese drawings is required prior to any permits being issued. All improvements shall be completed, <br /> approved and warranted before the Occupancy Permit is issued/final approval is granted. <br /> 2. The side sewer serving this property shall be upgraded to 6-inch pipe. • <br /> 3. The water service for this property shall be upgraded to a metered service. <br /> 4. Parking must be per Gity Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 5. A minimum of 3 parking stalls is required for the 984 square foot area devoted to retail sales <br /> activity. A min'mum of two parking spaces is required for the residentialactivity which will remain <br /> on site. Any grading/fill on this site shall be done so as to not impact the s�rrounding properties. <br /> 7. This project must comply with the current State Building Code,and a permit is required for the <br /> change of use. <br /> 8.
