According to Snohomish County <br /> Assessor's records the above structures were constructed prior to December 1, 1956. <br /> The residence located in the southwest comer of the site, 2016 Broadway, fails to meet <br /> the required five-foot side yard setback for living space from the south property line. <br /> The primary residence on site, 2014 Broadway is curcently being converted into retail <br /> space through Use Permit# Revl 02-021. Based on the proposed use of this structure <br /> as a retail establishment, no nonconformities were noted. Use of this stvcture for retail <br /> purposes will be subject to compliance with the requirements of permit number Revl 02- <br /> 021. <br /> !�efer to the attached site plan, provided by the property owner, for information regarding <br /> specific building setbacks, building height, and building dimensions. <br /> Decision: I hereby find that the use and setbacks for the above structure(s) are <br /> recognized as legal non-conforming and meet the City of Everett Zoning Code in effect <br /> at the time of construction. This certification is subject to revocation if it is found that the <br /> information upon which this decisior, was based is erroneous.
