LSI - ADAPT <br /> Rockeries <br /> If rockeries are to be used on this project,we recommend that a setback for foundation elements be provided <br /> for all strucrures. We recommend that building limits in these a�•eas be located at or behind a point such that <br /> a slope inclined at 1H:1V extended upwards frcm the base of the rockery would not encounter any <br /> foundation elements. We recommend that all rockeries be placed in accordance with cunent Ciry of Everett <br /> specifications and be limited to the restrictions stated therein. A copy of City of Everett rockery design <br /> diagram is includal in Appendix D of this report. Rockeries should be consWcted only with sound,durable <br /> rock. Drainage provisions and building and parking setbacks are provided in local codes and standards. <br /> Depending on the rockcry loca:ion and application, reinforcing material and select fill behind the rockeries <br /> may be rcquircd. <br /> Although commonly uscd in the Northwes4 it should be noted that unreinforced rockeries are actually <br /> landscape features rether than engineercd retaining slructures. Their primary function is to provide a facing <br /> for otherwisc slable slopes and to protect them from erosion and sloughing. As such, the materials in a <br /> rockery face cut slope should consist of relatively dense strata. It should also be realiud that rockeries,even <br /> when diey are properly conswcted, will require occasional maintenance. Therefore, rockeries should be <br /> located so ihat thcy arc readily accessible for a conhactor's equipment should repairs become necessary. <br /> Drainage <br /> Minor groundwater sccpage was encountercd in one of thc sile test borings at a depth oC about 6 feet bgs. <br /> Therefore, it appcars unlikely lhat groundwater will be present at or above proposed grade levels for the <br /> propostd retail Uuildings. However, due to the silt-ricli nature of lhe near surface soils, we recommend the <br /> installation of footing drains around the perimeters of the building foundations. T7ie drains should consist of <br /> a minimum 4-inch diameter perfbratcd PVC pipe placed in a bed of pea gravel located at lhe invert elevation <br /> of the footing. The pea gravel should contain less than 3 percent by weight passing the No. 200 Sieve, <br /> based on the minus ilvee-quarter-inch fraction. The perforated dnin lines shall then be tightlined to the <br /> establishcd stormwater collection system. Roof downspouts should be tightlined separately to dischazge in'o <br /> the stormwater collection system. Cleanouts should be instatled at strategic locations to allow for periodic <br /> maintenance of the downspout and footing drain tightline systems. <br /> The site should be graded such that surface water is directed away from lhc building areas. Water must not <br /> be allowed to stand in any area where footings, slabs, or pavements are to be construct^d. During <br /> conswction, loose sw f'aces should be sealed at night by compacting the surface to re�uce the putential for <br /> moisture infillralion into lhe soils. Final sitc grades must allow for drainage away from the building <br /> � foundations.
