Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. <br /> 19. Roof�op mechanical equipment, including vents, must be screened per Section � <br /> 39.040 of the Zoning Code. <br /> 20.There are no minimum building setbacks for the proposed project but the applicant <br /> must provide ten (10)feet of Type III landscaping along the Broadway Street <br /> frontage, 22nd Street and 23rd Street frontages. <br /> 21.The Planning Department has reviewed and approved the Conceptual Landscape <br /> Plan dated November 27, 2002. Landscaping must be provided per the Conceptual <br /> Landscape Plan and at a minimum must include the following: <br /> a. A landscape strip a minimum of ten (10) feet wide must be provided in the front <br /> yard setback area along the Broadway Street frontage abutting the building <br /> far,ade. Only street trees are required to be planted in this landscape setback <br /> area. A landscape strip a minimum of ten (10) feet wide must also be provided <br /> along the Broadway Street frontage abutting the parking lot. This area must be <br /> planted to Type III landscape standards including a double row of trees, shrubs <br /> and groundcover. Note: Five feet of the landscape setback area can be <br /> located on the public right-of-way, if approved by the Public Works Department. <br /> 7he Applicant must also contact the Public Works Department to determine the <br /> typ�s and species of trees which can be planted within the public rights-of-way <br /> along Broadway, 22"d Street and 23rd Street. <br /> b. A landscape strip a minimum of ten (10) feet wide must be provided in a <br /> landscape setback area along the 22nd Street and 23`� Street frontages, <br /> except for the driveways. These areas shall be plant.ed with Type III <br /> landscaping. <br /> c. A landscape strip a minimum of five (5) feet wide must be provided along the <br /> south property line �vhich is the property abutting an existing retail business. <br /> This area shall be planted with Type III landscaping. <br /> d. A minimum of 825 square feet of landscaping shall be provided in the interior <br /> of the parking lot for the 50 parking stalls.
