r---.-,��� <br />DESCRIPTION OF PROPOSAL <br />The pzoposed action is the issuance of demoLition and buildinq pezmits to allow the <br />danolition of several structures including a secvi.ce station and sinqle family residence, and <br />the construction of an approximately 2,300 squa�e feet restaurant.. The followinq factors <br />rere considered pricr to making a preliminary aecision on this proposal: . <br />a <br />1. The aite is zoned C-1, General Commerci�l 2one, which would allow this use. <br />2. The �ite is currently occupied by a sinqle family residence, g�:rage, large voo3 frame <br />building, and service station with associxted pumps and equipment. All are to be <br />danolished or removed. The house is. occu�ied and the service station is currently <br />,•'operatinq. The balance of the site is mostly asnhalt covered. <br />3: The site is contiguous to Broadwav, 25Th StreQt, and the paved alley to the west, <br />,. and is directly south of a similar existing restaurant north of 25th Street. Access <br />ie proposed via Broadway with ex:ts to the alley and Broadway. Thirtl-six parking <br />spaces are proposed. <br />4. Drainaqe shall be designed in conformance with the City's drainage ordinance. <br />5. Landscaping shall be designed in compliance to �City requirements. <br />6. Signinq placed in conjunction�with this proposal must comply with City requirements. <br />7.
