PLANNING DIRECTOR DETEP..MINATION <br />Review Process I #31-97 <br />Landscape Modification <br />The City of Everett Pianning Department grants approval of a request by Teresa MitcheH, 2518 <br />Broadway, Everett, WA 98201 to reduce the required landscaping for the property located at <br />2518 Broadway with the following conditions: <br />Provide landscaping as shown on the approved landscape plan on file with the City of <br />Everett Ptanning Department. <br />The Planning Director approved the landscape modification based on the following: <br />The subject proNerty is located in the C-1, General Commerciai zone. The proposed auto sales <br />activity is required to have a minimum of five trees and thirty shrubs provided for the proposal. <br />There is an existing residential use immediately south of the subject property which is zoned <br />the same as the subject property, C-1 General Commercial. The applicant preposes to focus <br />inte�sive landscaping along this south property line to provide privacy and screening to shield <br />the residential activity from the auto sales lot. <br />A total of ten trees with a minimum planting height of 5 and 6 feet are being provided along the <br />south property line together with seven shrubs with a minimum planting height of 24 inches. In <br />addition to the landscaping a six i��o' high solid wood privacy fence is being provided along the <br />property line. The landscaping alone Broadway will consist of an eleven to twelve foot wide <br />landscaped strip along the property's frontage planted with one six foot high deciduous tree, <br />two small flower bed areas and the remaining area in la�n. <br />Subsection 35.070.A. of the City of Everett Zoning Code gives the Planning Director, using <br />Review Process I, the authority to modify the req��;�ed landscaping if the applicant proposes an <br />alternative method of landscaping that would dchieve the intent and purpose of the Iandscaping <br />required in this Ordinance and in which the Planning Director determines to "provide superior <br />quality through the use of native vegetation existing on site, preservation of groves of trees, ... <br />or through other means". Review Process I is a written decision by the Planning Director which <br />approves, disapproves, or approves with conditions the proposal of the applicant (Section <br />42.090). <br />The applicant may appeal the Pianning Director's decision within fo�rteen (14) calendar days of <br />the date of this decision. Appeal forms are available from the Planning Department and must <br />be submitled along wilh the required filing fee.
