INFflRlIATION FOR DEVELAPER: <br /> The followinq information is provided ior the developer's <br /> benefit. These are not SEPA conditions. All requirements are <br /> preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at tine of submittal for SEPA <br /> review. The proposal �ust co�ply vith all ordinances in effect <br /> at the ti�e a co�plete buildinq pertit application is filed, <br /> includinq th.�se not specifically set forth herein. (Exception: <br /> For vesting under the Zoninq Code, please refer to Section 44 of <br /> the Zoninq Code) . Contact the Planning Department for <br /> information regarding appeals processes for the requirements <br /> listed in this document. <br /> 1. Any broken cr damaqed sidewalk shall be replaced at the <br /> direction of the Public Works inspector. <br /> 2. A building permit is r2quired for the remodel of the cas <br /> station structure. <br /> 3. Landscapinq must be provided per Section 35 of the Zoninq <br /> Code. At a minimum this must include the followinq: <br /> a. A landscape strip a minimum of ten feet wide must be • <br /> provided alonq all street frontages except for the <br /> driveway. This area shall be planted with Type iii <br /> landscaping. It may be possible to lease up to five <br /> feet of public right-of-way to meet this requirement. <br /> If this requirement can not be met, it may be possible <br /> to modify the landscape requirement throuqh Review <br /> Process IIB. See Section 35.070 of the City of Everett <br /> Zoninq Code. <br /> b. A landscape strip a minimum of five feet wide must be <br /> provided along the south and east property lines except <br /> for the alley. This area shall be planted with Type <br /> III landscapinq. <br /> c. Prior to issuance of any permits, landscapinq plans <br /> must be reviewed and approved by the Planninq Department per <br /> Section 35.100 of the Zoning Code. The landscapinq plan <br /> must show location and dimensions of rockeries and retaining <br /> walls, and gradinq at 2 foot intervals. Irrigation systems <br /> must be provided in all landscaped areas per Section 35.130 <br /> of the Zoninq Code. A 2 year maintenance assurance device <br /> must be provided for the landscaping per Section 35.130B of <br /> the Zoning <br /> 4. Permits are required from the Fire Department for removal <br /> and installation of underground fuel tanks. Additional <br /> information as required under Item III of the underqround <br /> tank installation standards must be provided to the Fire <br /> Department prior to the issuance of any permit to install <br /> tanks and the related dispensing equipment. <br />
