The proposed landscaping does not comply with the SEPA Mitigated Detertnination of <br /> Non-significance (MDNS) requirement or Zoning Code requirements. I've attached <br /> copies of the MDNS and the Zoning Code !andscape requirements for your reference. <br /> Condition 1 of ihe MDNS requires that landscaping in excess of Zoning Code <br /> requirements be provided on the Broadway frontage since Broadway is designated as a <br /> gateway wrridor to the City. The proposed grass in the main Broadway planting area <br /> does not even meet Zoning Code standards. <br /> Curbing does not count in meeting landscape widths called out in the Zoning Code. The <br /> landscape width along the west and south property lines, and on your property on <br /> Broadway must be incrcased to be a minimum of 5 feet wide. <br /> Street trees must be located on your property on the Broadway and 37`h Street frontage <br /> landscape arcas to ntcet Typc III landscapc requirements. Thc excess right-of-way must <br /> also be landscaped to Type III standazds. . <br /> Type III landscaping rcquires canopy-type deciduous trees, along with shrubs and <br /> groundcover. Deciduous trces must have a minimum trunk diameter of 1-1/2 inches, as <br /> well as a minimum height of 6 feet at time of planting. If you plan to use Acer <br /> palmatums, you will need to call out the variety so we can determine if they meet the <br /> landscape requirements. Many Acer palmatums are very small, grow very stowly, and <br /> will not get more than 10 to IS fect high.
