� I. PROJECT OVERVIEW <br /> The proposed development consists of a new tetaii building redevelopment on a 2.15 acre property. <br /> The site is located at the 3726 Broadway Avenue, in Everett, Washington. The existing Eagle's <br /> building and parking lot will be removed. 3 new commercial buildings will be constructed with <br /> as�ociated paving, landscaping and utilities is proposed. <br /> The project requires compliance with the 1997 City of Everett Stormwaler Management Manual. <br /> Erosion and sedimentalion control measures will be provided as required. Stormwater will be <br /> discharge to the combined sanitary sewer/stortn drain manhole at the west side of the 38"'Street/ <br /> Broadway Avenue inlersection. According to discussions wilh the City of Everett, storm detention <br /> and water quality measures will not be required due to the use of :he existing combined sewer / <br /> slor�n sys�em. <br /> II. PRELIMINARY CONDITIONS SUMMARY <br /> The existing 2.15 acre site consisls of the existing Eayle's building and the asphall parking lol. <br /> No pervious landscape areas exist. Runoft generally sheet drains to Broadway Avenue and <br /> eventually discharges to the existing City combined sanitary sewer/storm system. <br /> Existing soil classification is not known, but assumed to be glacial till soil group 'C'. <br /> See attached "Existing Conditions Map". <br /> � <br />
