This project involves conversion of a <br /> motorcycle sales space to offices. Of concern is the availabiliq�of off-street parking for the proposed <br /> oifice use. Of the total of approximately 12,000 square feet of ground fioor space within this building, <br /> approximately 7,000 square feet was originally approved as"showroom" in 2004 (SEPA 03•044). The <br /> showroom area was approved with a parking requirement of one parking stall per 1,000 square feet. <br /> Tlie proposed showroom to oifice conversion will require that the remodeled facility provide a minimum <br /> of one parking stall per 400 square feet of o(fice space, plus additional parking for other tenant spaces <br /> and uses within the mmainder of the building. <br /> In order to determine the required number of parking stalls for this facility, the City is requesting the <br /> following additional information: <br /> • A breakdown of existing uses (office, retail,clinic, etc.) and square footages within the building; <br /> • Calculation of required parking for the entire building under Chapter 34 of the City's 2oning <br /> Code(EMC Chapter 19.34). <br /> � <br /> Please feel free to contact me at(425) 257-7155 if you have any questions.
