Gordon Witcher
From: Paul McKee
Sent: Saturday, September 01, 20tt d:54 AM
To: gerrodetteCrJlive.com
Cc: Gordon Vl9tcher
Subject: 5505 Broadway - proposed retaming wall
Michoel.
Below are comments prowded by Mr.Sodler lishng the utildy related items lhat will need to be aUdressed 'n
ordr to move fonvard wifh permiHing for the proposed refoining wall. Becouse the proposed ecology blcc:
retaining wall iz more ihon 4-feel tall, ihe design ond pian lor ihe wail will need to be stamped & signed by a
licensed professional engineer. Unfortunalely. Ihe enineered v.all design in the 6atfermann Geofechniccil
report daled Ocfober 4, 2006 wll not be suificient 'o meet ihis reyuirement as it is speafic I the Keystone
Corporotion's Compac Wail Block system.
A revised site developmeni plan set will need to be submitled which oddresses each of the elemenis listeci
below ond shows the newvall location and revised grading contouis. ! would suggest that you contact
Omego Enginee:ing 425-387-3820) to see if ihey could update the Halverson Grading Pian (Omeca projeci
no. 06-121) to meet Ihese requirements.
I'll be out o( ihe otfice for IhE: iexi cople of weeks Pt,ase confact Gorden V!i'rh,r (4:?5-"57-881:I wilh ny
quesiions that may come up.
Thanks.
PGuI M`Kec
•f.'-i s i-t1367
Comments from Mr. Sadler.
t. Fxisting 10' sewer easement and elevated 8•inch sewer line—any retaining wall and (ill is requested to
comply with Planning Dept.'s building setback requirements(rom an easement. In all cases the filt and
wall must maintain a minimum of a 5-ft setback from the pipe or supports. At a site visit no stakes or
boundaries oF the easement were (ound and it is unknown if the WSDO7 sound wall is on ihe property
boundary or not. Staked boundaries of the easement and property lines would be useful (and I think
should be done).
L rlpplicant and Property Owner provides City a 15-ft drainage easement on the northem 15 (eet of
property or where current drainage enters western edge oF properry and ilows eastward toward
WSDOT wail and property.
3. Applicanl intalls a 12-inch drein line from existing Type 2 CD on the north and westem ed;e of
property(northbound shoulder of eroadway). New drain line shall be centered in new drainage
easement per tt2 and installed meeting City Development Standards. Applicant makes connection inro
existing C4. Applicant submit plans of fill and drainage plan for approval prior to fill commencin;or any
drainage work.
4. At east terminus of drainline per N3, Applicant installs a Type 2 CB or equivalent(exterior drop manhole)
to capture drainage. Pending City dreinage review—we do not have an issue if the site drainage is
connected to this structure.
5. Applicant complete permit and coordination with WSDOT for connections and approval of drainage per
2,3, and 4 to enter and drain to WSDOT and submit to city prior to work.
Thank you.
i
