The Planning <br /> Department has the following concerna regarding this proposal: <br /> 1. Tlie proposed building is located in an A-1� Single Family Residential <br /> Zone. The R-1 Zone requires sideyard setbacks of not less than 6 <br /> feet. Your site plan shoxs a side yard of 5 feet on the south property <br /> 11ne. You must either redesigi your building to get a 6� setback or <br />' obtain a variance from the Board of Ad,justment. Ne realize that <br />' variances for front and rear yard setbacks have already been obtained. ; <br /> 2. The building exceeds the gross floor area ratio permltted in the R-1 <br /> zone. Zn the R-1 zone a maxim� gross floor area ratio of .30 is <br /> permitted. Your draxings shor+ a floor area ratio of approximately .55 <br /> (2, 148 square feet building and an approximately 3,934 square foot lot). i <br /> The City is currently revising the gross floor area ratio requirements of the <br /> Zoning Code. The Planning Department staff is proposing that lot eoverage <br /> requirements be used instead. It is expected that the new requirements xill <br /> be adopted by City Council in November. You have the option of reducing your � <br /> house size� applying for a variance from the Board of Ad�ustment or waiting <br /> until November to see if the City Council adopts the lot coverage reauirements. <br /> Enclosed are applications for a variance. Hearings are held once a month on fl <br /> the first Monday of the month.
