. � ► <br /> APPLICANTS ALLEGATIONS FOR VA3IANCE <br /> The Applicant is requesting a variance from the Cit,y of Gverett Subdivision <br /> Ordinance to allow a 20.00 foot access and utilit,y easement along the Southerly 20•00 <br /> feet of the tiVesterly 130.00 feet of the subject property. The present Subdivision <br /> Ordinence requires that sll lots have a 90.00 foot frontage and a minimum lot width <br /> of 60.00 feet in an R-1 zone. To comply with one requirement would create a <br /> noncontormance for the other requirement. The proposed 20.00 foot access will <br /> serve only one lot and would be adequate for the amount of increased traffic. It <br /> the veriance is not granted, the Applicant would not be allowed to subdivide his <br /> property consistent with the zone in which the property is located. It the variance <br /> is granied, the property would not be further subdivided without tull compliance with <br /> the then existinP City Ordinances. <br />
