,
Ff20M
CATE
sumr
Iiousing Inspection Division
\'ALTR C. SELLRS, Assitant City Attorney y"
January 19, 1371
7..OY1111g V1013t1011 7424 Broadway cilv or rvEa*r. vcaErr. w.siir;ctoH
:vere

M•r. Roger Sliafier operates the Utilities Construction Cororation at 7424 Broadway.
Before tlus area vas annexed to the City a cabine shop was operated at this address.
The cabi.net shop r_ontinued to operate on the property as a non-conforming use
in an R-1 Zone. Recently, it has been observed that Mr. Shaffer has been parking
trucks and construction equipment around the buildiug which housed the old cabinet
shop. It is becoming apparent that Mr. Shaffer is using the property for a
contractor's storage yard aud :s a base for his other engineering and construction
activities. It is a Uasic pri:iciple of zoning l.w that a non-conformir.g use cannot
be expanded or ext ended beyond its original iinits. Since iVir. ShaFfer continues
to expand his activities at this location, i think we shoulri begin to compile a file
on tlus property witii appronriate pi.ctures which shew a:•tivities not connected
witl a cabinet shop. After vre have obiained some evidence we should send a letter
to Mr. Shaffer ordering him to keep his acti.vities caifined within the old cabinet
sliop Uuilding. Frank Woltering worked in r.his building some years bark and is
fainiliar wit>>. the expansion of the use of tliis property. His testimony would Ue
valuable if it is necessary to take legal aciion in this matter.
5/bj
