SIT[ DESCRIPTION <br />The subject property is composed of four parceis, together totaling roughly 8.5 acres. The <br />westemmost parcel is located at 1&13 Leland Drive and the three eastem parcels are <br />located at 7828 Broadway, in Everett, Washington (Sections 7& 8, Township 28N, Rar,ge <br />5E, W.M.). All four parcels are owned by Mr. Philip Jazwieck. Three single family residences, <br />two commercial buildings, and several outbuildings are scattered throughout the property. <br />Aar�al �ma�,� of sub7�ct ProVorty. <br />Site topography generally slopes downward to the east. Vegetation is dnminated by a dense <br />foresied canopy vi Douglas-fir, Westem hemlock, red alder, and big-leaf maple, with a <br />relatively sparse understory of red elderberry, salmonberry, Oso-berry, swordFem and some <br />I�imala;an blackberry. <br />An unnamed, intermittent stream flows through the central portion of the site. Ii emerges <br />from a culvert near the center of the Leland Drive parcel, flowing northeast, and exits the <br />property in a lengthy culvert that I:es between the two on-site commercial buildings (see <br />attached map).
