("Ben <br />Holt") and we have been asked to write to you concerning Ben <br />Holt's plans to subdivide property located within the City of <br />Everett. Ben Holt owns the Peoples Storage Mini Warehouse <br />facility on Broadway and the adjacent unimproved real property <br />to the north of the warehouse site. Mr. Holt would like to be <br />able to separate the mini warehouse site from the remaining <br />unimproved property and sell the mini warehouse site. At this <br />time, Ben Holt has no n13n.c to devel_nn the unimnrnvP,3 r- <br />In discussions with the Planning Department, Ben Holt has <br />been told that any short subdivision approval would be <br />conditioned upon Ben Holt providing street improvements along <br />the entire length of the mini warehouse site and the adjacent <br />unimproved parcel. We believe that such a condition is uncalled <br />for as the proposed segregation of the parcels would not have <br />any increased impact on the public streets. '"he proposed <br />subdivision would simply legally segregate the already improved <br />property from the unimproved property and, as stated above, no <br />additional development is planned that would impact the public <br />streets. <br />Whether future development of the unimproved site could be <br />conditioned upon the addition of street improvements is another <br />matter and should be addressed at such time as any plans are <br />formalized and submitted to the Public Works Department. <br />
