�. <br />INFORMATION FOR DEVELOPER: <br />The following information is provided for the devefoper's benefit. These are not SEPA conditions but are <br />associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br />the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building pertnit applicat(on is filed, <br />including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, <br />please refer to Section 44 of the Zoning Code). Contact the Planning Department for infortnation regarding <br />appeals processes for the requirements listed in this document. <br />A Public Works Permit is required for this project. Detailed drawings in accordance with City Design <br />and Construction Standards shall be submitted to the Public Works Department, showing site <br />parking layout, landscaping, utilities, storm drainage, temporary construction eresion control, and all <br />required improvements in the public right-of-way. Public Works Department approval of these <br />drawings is required prior to any permits being issued. Ail improvements shall be completed and <br />approved warranted before the Occupancy Permit is issued. <br />2. Parking must be per City Zoning Code and City Design and Construction Standards for <br />Development. <br />3. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />4. This project must comply with the cuRent City of Everett Building Code and Sprinkler Ordinance. <br />5. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br />94 and subsequent revision are applicable. These charges are based on projected water usage and <br />can be substaniial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br />estimated charges prior to building permit application. The actual charges shall be computed by the <br />Public Works Department per the ordinance in effect at the time and according to the information on <br />the approved plans at the time of building permit issuance. <br />6. Lack of comment on the plans submitted with the application does not constitute approval of these <br />plans. <br />7. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br />8. City streets are to be kept clear of dirt and debris at all times during construction. Dust suppression <br />and street cleaning must occur as directed by the Public Works Inspector. <br />9. On-site water main will be staked within an easement to the City. The easement will be submitted to <br />the City prior to issuance of permits. <br />10. As-buiits of storm sewer, sanitary sewer, and water systemswill be required to be submitted per City <br />Design and Construction Standards and Specifications for Development. <br />11. Walkways must be ,^.� ovided from Broadway to the building entrance. <br />12. Detention of storm water runoff is required in accordance with City standards. <br />13. Treatment of storm water runoff from paved areas must occur, per City standards, prior to discharge <br />of the storm water from the site or to a stream or wetland. Storm water treatment is required when <br />5,000 square feet of pavement is created and/or redeveloped by a project. <br />
