��- <br />32. Any rockeries or retaining walls proposed in required setback areas must be in conforman�:e with <br />Section 39.150 of the Zoning Code. <br />33. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br />Code. <br />34. Building setbacks must be a minimum of 0 feet front yard (west propery line), 5 feet side yard (north <br />and south property lines) and 10 feet rear yard (east property line). Building height shall be a <br />maximum of 50 feet. <br />35. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br />the following: <br />a. A landscape strip a minimum of 10 feet wide must be provided in the fro��t yard setback area <br />along the Broadway frontage, except for the driveway. This area shall be planted with Type <br />III landscaping. All public right of way behind the sidewalk or edge of pavement shall also be <br />landscaped to Type III standards, which shall include at a minimum lawn or sod. <br />b. A landscape strip a minimum of 5 feet wide must be provided alor+g the north and south <br />property lines. This area shall be planted with Type III landscaping. <br />c. A landscape str'p a minimum of 1U feet wide must be provided aiong the east property line <br />where the property abuts I-5. This area shall be planted with Type II landscaping. <br />d. A minimum of 228 square feet of IandscaFing shcll be provided in the interior of the parking <br />lot for the 13 surface parking stalls. Landsca pe areas must be planted and located per <br />Section 35.080E of the Zoning Code. No rec;uired landscape area shall be less than 64 <br />square feet in area or five feet in width. Internal landscaping is not required for the portion of <br />parking located within the enclosed garage. <br />e. The landscaping plan must show planting locations, type and sizes also the plan must show <br />the location and dimensions of required vegetated swales, weiponds, detention ponds, <br />rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems must be <br />provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2-year <br />maintenance assurance device must be provided for the landscaping per Section 35.130B of <br />the Zoning Code. <br />36. The Washington State Clean Air Act requires the use of all known, available, and reasonable means <br />of controllinq air poilution, including dust. Dust generated during construction activities can be <br />controlled by wetting those dust sources such as areas of exposed soils, washing truck wheels <br />before they leave the sile, and installing and maintaining gravel construction entrances. <br />Construction vehicle track-out is aiso a major dust source.
