C <br />Bill Mumy-Ihainagc Study <br />EXISTING CONDITIONS <br />The site is a 0.43-acre parccl locateci in the southwest quaAer of Section 8, Township <br />28N. Rangc SE, WM in Everett, WA. The site is located between Broadway and <br />Interstate 5, approximately 1,300 ft. north of the 1-5/526 interchange. The site address is <br />81IS Broadway Cutofl; Everett, WA. 'iliere is an existing house on the site with a <br />concmtc driveway pro��iding access from Broadway. Thc rcmainder of the site is coverc�d <br />with residentiallawn and landscaping with scveral mature evergreen trees. Thc adjacent <br />propertics to thc north and south are also developcd with single-family residences. <br />Existing slopcs on thc site range from 3-15% sloping to the cast. At the east property <br />line, the I-5 right of way, thcre is a 3:1 slope for about twenty fcet to the rop of a concrete <br />retaining wall. The wall is approximately 10-12 fect tall with the constructed portion of <br />I-5 at the toe uf the wall. <br />Existing Drainage for the parcel shcetflows to the east and is intcrcepted by a cc.ucrete <br />valley gutter at th.c top of the retaining wall. The guttcr directs flows ro the north to an <br />inlet approximately eighty feet north of the parcel's north boundary. Runoff captured by <br />the inlet is dircroted to a catch basin at the toe of the wall.
