Type II landscapinp <br />requirea a minimum of on� troe �_: every 20 taet of lenpth of which 70% of ths troes must bs <br />evarpreen and five ahrubs for evary 100 square feet of landscape aroa. The trees muat be a <br />minimum heipht of six feet �nd the shrubs a minimur.+ heipht of two feet. <br />Trie landscap� plan proposet to place four of the required troes alonp the south propsrty lins <br />rather than abng the eaat property lins. Reducing the amount of treea alonp the <br />freeway(east property line) is in dired conflict with ths requirement of the zonin9 code to <br />create a viaual separatlon belween the freeways and adjoining properties. <br />The landscapinp along tha south property line can be moved onto Mountain View Lane since <br />Mountain View Lane is unimproved right-of-way. The trees may be placed no further than <br />ten feet frc>m the south property line so as to avoid damage to the se�ver line. <br />The applicant may appeal the Pianninp Diredors decision w�thin 14 days of the data of this <br />letter. Appeal (ortna are available from the Planning Department and must be submilted <br />along with the required filing fee.
