3. 6. Th. minimum side setba_k shall be 10 from the residential property to t� the east. Maximum building height shall be 35 feet. Landscaping must be pravided per Section 35 of the Zoning Code. At a minimum this must include the following: a. A landscape strip a minimum of 5 feet wide must be provided along the east property line adjacent to the proposed building. This area shall be planted with Type III landscaping. Note: The Applicant has indicated an intent to provide the required landscaping on the site. This will require a iandscape modification, using Review Process II.B. A decision on the landscape modification will be incorporated into the Special Property Use Permit decision. b. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the Planning Department per Section 35.100 of the Zoning Cade. The landscaping plan must shaw location and dimensions of required vegetated swales, wetponds, detention ponds, rockeries and retaining Na11s, and grading at 2 foot intervals. Irrigation systems must be provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 year maintenance assurance device �st be provided for the landscaping per Section 35.130.B of the Zoning Code. A fire hydrant is requireA within 200 feet driving distance, but not closer than 50 feet, of the structure. A sprinkler system complying with UBC Standard 38-1 and/or NFPA Standard 13 must be provided. Plans for such a system must be submitte to the Building and Fire Departments for review and approval. Such plans must include plans for the underground mains that will supply the sprinker system. An approved automative fire detection system must be provided as required by Chapter 16.76 of the Everett Municipal Code. Plans fo�• such a system shall be submitted to the Fire Marshal for review anc� apprrva': prior to installation. Appropriate trip tests, witnessed by a Fire Dept. inspector, must be performed prior to final acceptance of the system. Fire alarm systems must be installed under permit of the Building Dept.
