3. <br />6. <br />Th. minimum side setba_k shall be 10 from the residential property to t� <br />the east. Maximum building height shall be 35 feet. <br />Landscaping must be pravided per Section 35 of the Zoning Code. At a <br />minimum this must include the following: <br />a. A landscape strip a minimum of 5 feet wide must be provided along <br />the east property line adjacent to the proposed building. This <br />area shall be planted with Type III landscaping. <br />Note: The Applicant has indicated an intent to provide the <br />required landscaping on the site. This will require a iandscape <br />modification, using Review Process II.B. A decision on the <br />landscape modification will be incorporated into the Special <br />Property Use Permit decision. <br />b. Prior to issuance of any permits, landscaping plans must be <br />reviewed and approved by the Planning Department per Section <br />35.100 of the Zoning Cade. The landscaping plan must shaw <br />location and dimensions of required vegetated swales, wetponds, <br />detention ponds, rockeries and retaining Na11s, and grading at 2 <br />foot intervals. Irrigation systems must be provided in all <br />landscaped areas per Section 35.130 of the Zoning Code. A 2 year <br />maintenance assurance device �st be provided for the landscaping <br />per Section 35.130.B of the Zoning Code. <br />A fire hydrant is requireA within 200 feet driving distance, but not <br />closer than 50 feet, of the structure. <br />A sprinkler system complying with UBC Standard 38-1 and/or NFPA Standard <br />13 must be provided. Plans for such a system must be submitte to the <br />Building and Fire Departments for review and approval. Such plans must <br />include plans for the underground mains that will supply the sprinker <br />system. <br />An approved automative fire detection system must be provided as <br />required by Chapter 16.76 of the Everett Municipal Code. Plans fo�• such <br />a system shall be submitted to the Fire Marshal for review anc� apprrva': <br />prior to installation. Appropriate trip tests, witnessed by a Fire <br />Dept. inspector, must be performed prior to final acceptance of the <br />system. <br />Fire alarm systems must be installed under permit of the Building Dept. <br />Electrical inspections and approval are required prior to calling for <br />inspections tests.
