Several code violations and sa(ety concems were observed during our visit. <br /> Here is a summary o(our(indings. <br /> 1. The two apartmen[s lack the required one hour fire resistive separation as required by code. <br /> 2. The basement apartment lacks a side hinged egress door. <br /> 3.The exterior entry to the basemen:apartment has a steeply sloped ramp/walkway that fs steeper than the code <br /> allows for this use. <br /> 4. The basement headroom is lower than the code minimum clearence. <br /> 5. The basement sl��eping rooms lack the code required egress and rescue openings. <br /> 6. Smoke alarms were not provfded in the basement area. <br /> 7. Some portions of the basement lack a required heat source,the balance of the basement shares its heat source <br /> with the upper apartments furnace system which is prohibfted by cade. <br /> 8. An unsafe and unapproved chimney and woodstove installation was observed in the upper apartment unit.This <br /> unsafe chimney passes through a baby's bedroom closet.This installation is a severe Tire hazard and should not be <br /> used. <br /> These are the mafn observable code violatfons and safety ha:ards that were noted.This summary shoutd not be <br /> considered a complete list of all the defects and code violatlons that likely exist. <br /> As you already know we have posted the building with an Unlawful Structure placard as outlined in the IPMC. <br /> I recommend that the building be vacated ASAP and not reoccupied until approved by thfs department. <br /> Regards. <br /> Ted Budden <br /> From: Cynthia Keirsey <br /> Sent: Thursday, May 30, 2013 4:36 PM <br /> To: Ted Budden; leH Heilman <br /> Subjeet: 6012 Cady Road, illegal basement garage conversion to dwelling <br /> Ted, <br /> I responded to the house at 6012 Cady Road.The basement garage was converted to a two bedroom apartment unit. <br /> The unit has the typical violations including lack of egress windows, smoke detectors, heat in one bedroom and heating <br /> appliances in the same space as the bedroom.The main panel and a sub panel are in the basement unit and not <br /> accessible to the upstairs tenants in case of an electrical emergency. I attached a few pictures. The downstairs tenant <br /> will let you in to do an inspection sometime next week. Please let me know what your week looks like. I told him <br /> probably later in the week. I can call him Monday to set up the inspection. <br /> Cindy K <br />
