INFORMATION FOR DEVELOPER: <br /> The following infortnation is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and aro based <br /> upon the preliminary site plan and the ordinances in effect at time of suhmittal for SEPA review. (Exception: For vesting under the Zoning <br /> Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department for information <br /> regarding appeals processes for the requirements listed in this document. <br /> 1. A Public Works Permit is requircd for this project. Detailed drawings in accordence with City <br /> Design and Construction Stnndards shall be submitted to the Public Works Department,sh��wing site <br /> parkir.g layout, landscaping, utilities, storm dreinnge, temporary consWction erosion control,and all <br /> required improvements m the public right-of-wny. Public Works Department approval of these <br /> drnwings is rcquimd prior to any permits being issued. All improvements shell be completed and <br /> approvcd warranted before the Occupancy Permit is issued/final approval is granted. <br /> 2. Traffic Mitigation in an nmount of$29,000 is required as per the city's'Traffic Mitigation Ordinance. <br /> 3. Full slandard street improvements are rcquired to Na��au Strcet including but not limited to curb, <br /> gutter, sidewalks, street widening and drainage conhvl p^r City Design Standards. <br /> 4. The side sewer serving this properiy shu!I be upgraded to roeet City of Everett standards(co-ordinate <br /> work with the construction of the Everett Avenue Overcrossing to minimize conflict). <br /> 5. Proposed parking nt the site is ndequate. <br /> 6. This project must comply with the current Wnshington Swte Duilding Code anJ Ciry of Everett <br /> Sprinkler Ordinance. Permits erc rcquircd from the City of Everett for construction. <br /> 7. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998-94 <br /> nnd subsequcnt rcvision are applicable. Thesc charges are based on projected water usage and can be <br /> substantiul. Applicnnt is encouraged to obtain n copy of the Ordinar.ce end determine estimated <br /> charges prior to building pertnit npplicution. The uctunl chtvges shell be computed by the Public <br /> Works Depurtment per the ordintmce in effect nt the time und uccording to the informetion on the <br /> approved plans ut the time of building pertnit issuance. <br /> S. A firc hydrant is requircd within 200 driving feet but not closer thnn 50 feet of every swcture. <br /> 10. Dust <br /> suppression and street clenning must occur as dirccted by the Public Works Inspector. <br /> 11. On-site watcr main will be staked within an casemcnt to the City. The eusement will be submitted to <br /> the City prior ro issuunce of permits. <br /> 12.
