The proposal must comply with all ordinances in eHect at the time a complefe . <br /> building permtt application is filed, including those not speciflcally s�t fr,rth hereirt. <br /> (Exceplion: For vesting under llie Zoning Code, please refer lo Section 44 of th��Zoning Code). <br /> Conlact the Planninc� Department for information re�arding appeals processes f �r che requirements <br /> listed in this document. <br /> 1. A Public Worics Permil is required for this project. Detailed drawings in accorda�ce with Cily <br /> Design and Con�truclion Standards shall be submitted to the Public Works Depariment, <br /> showing site parking layout, landscapino, utilities, stortn drainage, temperary construction <br /> erosion control, and all required improvemenis in the public right-of-way. Public Works <br /> Depariment approval of Ihese drawings is required prior lo any permits being issued All <br /> improvemenis shall be completed, approved and warranted before lhe Occupancy Permit is <br /> issued/final approval is granled. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Developmenl. A lolal o( 25 on-site parking stalls are required for this project. <br /> 3. Any gradinglfill o� this sile shall be done so as to nol impact the surrounding properties. <br /> 4. This projecl must cornply with Ihe current Cily of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 5. Special charges for conneclion to lhe sewer and water systems in accordance wilh <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are based on <br /> projected water usage and can be substantial. Applicanl is encouraged to obtain a copy o( <br /> tlie Ordinance and iielermine eslimated charges prior to building permit applicalion. The <br /> actual charges shall be compuled by ihe Public Works Departmenl per the ordinance in effect <br /> at the time and ac:,ording to i�ie iniormation on the a�proved plans al ihe time of building <br /> permit issuance. <br /> 6. The driveways on East Casino Road must be removed and replaced wilh curb, gutler and <br /> sidewalk per City Standards. <br /> 7. A fire hydranl is required within 200 driving feel but not closer than 50(eet ot every structure. <br /> B. City streets and alleys are lo be kepl clear of dirt and debris at all times during conslruction. <br /> Dust suppression and street cleaning musl occur as directed by ihe Public Works Inspector. <br /> 9. On-sile waler main will be staked within an easement to the City. The easement will be <br /> submitled to lhe Ciry prior lo is>uance o( peRnits. <br /> 10. As-built of storm sewer, sanilary sewer, and water systems will be required to be submitted <br /> per Cily Design and Conslruclion Standards and Specificalions t�: Develo��ment. <br /> 11.
