The proposai must comply with all ordinances In effect at the time a complete <br /> builcling permit application Is flled, Including those not spacfflcally set fonh herefn. <br /> (Exception: For vesting under the Zoning Code, please refe. .� Section 44 of the Zoning Code). <br /> Contact the Planning Deparlment for information regarding appeals processes for lhe requirements <br /> I�sted in this document. <br /> 1. A Public Works Permit is n quired tor lhis projecL Delailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, <br /> showing site parking layoul, landscaping, ulilities, stortn drainage, temporaiy constructfon <br /> erosion conirol, and all required improvements in the public right-of-way. Public Works <br /> Deparlmenl approval of lhese drawings is required prior lo any permits being issued. All <br /> improvements sliali be wmpleted, approved and warranted before the Occupancy Permit is <br /> issued/final approval is granted. <br /> 2. Parking must be per City Zoning Code and City Design and Construdion Standards for <br /> Development. A lotal of 25 on-sile parking stalls are requfred for this projecl. <br /> 3. Any grading/fill on this sile shall be done so as to not impact the surrounding properties. <br /> 4. This projecl musl comply wilh the current City of Everett Buildinq Code and Sprinkler <br /> Ordinance. <br /> 5. Special charges for connection lo lhe sevier and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are based on <br /> projected waler usage and can be substanlial. Applicant is encouraged lo obtain a copy o( <br /> the Ordinance and determine estimated charges prior to building permit applicalion. The <br /> aclual charges shall be computed by ihe Public Works Department per the ordinance in effect <br /> al the lime and according to the infortnation on lhe approved plans at lhe time of building <br /> permitissuance. <br /> G. The driveways on East Casino Road must be removed and roplaced wilh curb, gutter and <br /> sidewalk per City Standards. <br /> 7, A fire hydrant is required wilhin 200 driving (eet but not closer Ihan 50 feel of every strudure. <br /> 8. City streets and alleys are to be kept clear of dirt and debris at all times during constniction. <br /> Dust suppression and street cleaning musl occur as directed by the Public Works Inspector. <br /> 9. On-site water main will be staked within an easement to the City. The easement will be <br /> submitled lo the C'�ty prior lo issuance of pertnits. <br /> 10. As-built o(storm sewer, sanitary sewer, and waler systems will be required lo be submlUed <br /> per City Design and Consiructio� Slandards and Specificalions for Development. <br /> 11. Any broken er damaged sidewalk shall be repaired/replaced per the City Pubiic Works <br /> Inspector. <br /> 3 <br />
