The following factors were considered and the listed conditions placed in response to comments received from City Departments during their review of an Environmental Checklist for this proposal: I. A detailed drawing shall be submitted to the Public Works Department showing parking layout, landscaping, driveways, utilities, storm drainage, and all required Improvements to the public right-of-way. Public Works Department approval of these drawings is required before any permits are issued. All improvements shall be completed before the Occupancy Permit is issued. As-builts, easement, and a one year Warrantee Bond in the amount o1 10% of the cost of construction of the public water system are required within 10 working days of ootaining public water connection. I Q 2. City streets are to be kept clear of dirt and debris during construction. Nv 3. During construction, all truck traffic to and from the site within the City of f/ 7 Everett shall be on arterial streets unless otherwise approved by the Public Works Department. 4. Sewer connection fee will be determined by water use data to be generated prior to building permit application. 5. On -site detention is not required. A temporary erosion and sedimentation control plan must be approved by the Public Works Department before any clearing, grading, or other site preparation can begin. Drainage calculations to be submitted on City Drainage Plan submission form. Reseeding of exposed earth is required within 30 days of completion of earth work. 6. A preconstruction conference on Civil Engineering portion of project is required prior to approval,of Public Works Permit. The applicant shall arrange meeting involving applicant, job superintendent, contractor, all subcontractors, Fire Marshal, Planning Department Coordinator, Building Department Coordinator, Public Works Coordinator, Public Works Inspector, and city Traffic Engineer. 7. Drainage facilities must be developed to transfer storm water to existing systerns by approved means. 10. Parking areas fronting on street right-of-way shall provide a five foot wide planting area along the entire street frontage except for driveways, per City Code. 11. The City recommends that a minimum of five percent of the parking area be planted and landscaped to break up visually the large expanses of barren asphalt and to provide necessary traffic separation within the parking lot. 12. Site for proposed building, is in excess of 200 feet from an existing hydrant so installation of a hydrant will be required not closer than SO feet to any structure.
