The aite is zoned R-3 Multiple Famil.y Low Density Residence 2one which would allow thia ues. <br /> • The aite le currently occupied by a. single family zesidence with several sheds which will <br /> have to be demoli=hed. The rest of the aite is wooded primarily wlth Alder saplings <br /> nnA ecattered large ¢vergrcena. The large everqreens along the perimeter of the site <br /> muet be saved. � • <br /> 2. Access is proposed via Casino Road. Parkinq as proposed abuts the existing Candlewood <br /> Apartmente parking: Adequat.e sepazation between the two parking areas must be provided. <br /> Acecesa, circulation and parkinq plans must be approved by the Public Worka Department and <br /> muat include all abutting public right of way and ahow required public improvements. <br /> 3. Drainage must be designed in confotmance with the City's Drainage Ordinance. On aite . <br /> � detention and oil sedement removal are required. A grading end erosion control plan <br /> must be approved by Public Works prior to commencing site preparation. <br /> 4. Compliance with Casino Road Ordinance 556-78 is required. ' Ten additional feet of right-of- <br /> way along Casino Road ahall be deeded to the City oi Everett. <br /> 5. The applicant ahall be required to make a contribution to the City's utility fund for the <br /> purpoee of assisting in the conetruction of an enlarged south end eanitary eewer interceptor <br /> The exieting interceptor is nearing capacity and must be �pgraded in the near future to <br /> accommodate new development such as this project. The Public Works Director will be <br /> responsibl�e for determining the applicanta exact financial share in this sewer prdject basec <br /> on en e;�ittnble formula to be applied to all new development within the interceptor project <br /> benefit area. <br />� 6. A fire hydrant must be provided within 200 feet of all buildings. <br /> . 7. Lendacaping must be provided in conformance with Zdninq Code requirements, and must be � <br />� provided along the eastern property line of this propoael.
