C2sino Road <br /> No. B9910-025 <br /> Dear Mr. Best, <br /> The Planning Department has reviewed your application (or 13 apartment units located at 109 <br /> West Casino Road. In order for our department to approve lhe application, the following items <br /> will need to be corrected and/or revised: <br /> • On-Site Open Space and Recreatlon Facilities— Subsection 75.040.6 of the Zoning Code <br /> requires a minimum of 150 square feet of open space per unit. For the total of 13 units, a <br /> minimum of 1,950 square feet oi open spar,e must be provided. The open space area must <br /> be centrally located, noar a majority of the units, and located away from hazards. The <br /> minimum dimension of open space areas is 20 feet. It is not clear from the plans how this <br /> requirement is being met. Our recommendation is that the area shown as wetland buHer be <br /> regraded and landscaped as usable space. (The City made a prior determination that the <br /> oft-site wetland immediately west of the site is no a regulated wetland feature.) <br /> • On-site recreation facilities must also be provided in accordance with Subsection 15.050.A <br /> of the Zonin, .;ode. No such facilities are shown on the current plans. <br /> • Building Entrances —The pruposed entrances consist of recessed stairvvells to the upper- <br /> floor units. The entries should be emphasized through architectural designs which make <br /> tf�em highly visible Form other parts of the site (Refer to Multiple Family Design Guidelines.) <br /> For the fourplex, the external stairway on the south side of the building is not allowed <br /> pursuant to Subsection 15.080.A of the Zoning Code. An alternate method of accessing the <br /> upper floor unit must be provided. <br /> • Pedestrian Walkway Linking Building E�trances to Sidewalk on Casino Road — The <br /> walkway as shown on the site plan is currently on ihe east side of the access road, opposite <br /> from the new buildings. The walkway should be moved to the west side of the access road <br /> in order to provide a more direct and safe connection to the street. <br /> • Landscaping — Proposed landscaping along the north property line, adjacent to SR-526, <br /> must be a minimum of 10 feet, to Type II standard. Landscaping adjacent to the detention <br /> vault must be supplemented with a mix of evergreen and deciduous trees to meet this <br /> requirement. The purpose of this requirement is to screen the site from the ireeway.
