The following factors were cons dered and the <br /> listed conditions placed in response to comments received from City departments <br /> after their review of an Environmental Checklist for this proposals <br /> 1. A Final Declaration of Nonsignificance was issued Feb. 15, 1979, for 213 units <br /> on this site. See SEPA File No. 78-46. <br /> 2. A single family residence exists on the site and the zemainder of the site is <br /> vooded with alder and scattered large evergreens. <br /> 3. Access will be via Casino Road. Provisions of Casino Road Ord. No.556-78 and <br /> 671-80 must be complied with. <br /> 4. A detailed drawing shall be submitted to the Public Works Department showin9 <br /> parking la}•out, landscaping, driveways, ntilities, storm drainage, and all <br /> required improvements to the public right-of-way. Public IJorks Department <br /> approval of these drawings is required before any permits are issued. <br /> 5. City streets are to be kept clear of dirt and debris during construction. <br /> 6. During construction, all truck traffic to and from the site within the City <br /> of �rezett shall be on arterial streets unless otherwise approved by the <br /> Publ.ic Works Department. <br /> 7. The approximate ser:er connection cost basr_d on the preliminary information <br /> provided is 5143,936. The actual cost shall be coreputed by the Building <br /> Department per the ordinance in effect at the time and accor�inq to the <br /> information provided on the approved plans on the date of permit issuance. <br /> B. On-site detention is required. Drainage calculations to be submitted on City <br /> Drainage Plan submission form. Reseedinq of exposed earth is required within <br /> 3D days of completion of earth work. <br /> 9. A preconstruction conference on Civil Engineerin9 portion of pzoject is t•equired <br /> prior to approval of Public Works Permit. The applicant shall arrange meeting <br /> involvinq applicant, job superintendent, contractor, all subcontractors, Fire <br /> Marahal, Planning Departr,�ent Coordinator, Building Department Coordinator, <br /> Public Works inspector, and City Traffic Engineer. <br /> 10. Fevised civil drawings shall be required for water, sewer, drainage and <br /> temporary erosion and sedimentation control. <br /> 11. If due to existing topography pumping is reqvired, sewage must be pumped to <br /> a manhole on private property and then gravity fed into the city's system. <br /> If lift station is censtructed, a maintenance agreement with tha city shall <br /> be required. <br /> 12. Energy dissipation must be prov:ded at stozm sewer outlets into any open I <br /> channel drainage sy�tem.
