These comments address building issues only. <br />Revisions or additions may be required by other departments (such as Utilities, Planning or Fire). Code <br />references cited include the 2003 International Building Code (IBC), the 2003 International Mechanical Code <br />(IMC), the Washington State Energy Code, 2003 edition, and the Accessible and Usable Buildings and Facilities <br />ICC/ANSI A 117.1-2003 (ANSI). All code references, as adopted by the City of Everett, include current revisions <br />by the State of Washington. <br />In order for the processing of your application to continue, it will be necessary to provide the Building <br />Division with two complete sets of drawings reflecting the corrections requested: <br />1. The site plan indicates new additions to the church outside the scope of this permit application. 'fhe site <br />plan is no longer necessary since the permit application has changed from an addition to a tenant <br />improvement. <br />2. The clear area required at the door into the toilet rooms appears to be obstructed by a duct shall. The duct <br />shaft should have wall enclosures indicated per Sheet C-3 in the original submittal for the toilet room <br />addition. The minimum requirements for maneuvering clearances at swinging doors for this specific <br />condition arc shown in ANSI Figure 404.2.3.1 (f). The specific revisions to the plans should include <br />sufficient dimensions to review all clearances required by ANSI for the accessible toilet rooms. <br />3. A rubber base does not meet the requirements of IBC 1210.1 for a smooth hard finish on the Floors <br />extending 6 inches up onto wall. The wainscot is not indicated on the Restroom 9 elevation to meet the <br />requirements of IBC 1210.2 for walls within two feet of water closets. The interior elevations should be <br />specific to the plans submitted. <br />4. The finished ceiling height should be indicated. New wall sections and ceiling construction should be <br />indicated, per the City of Everett Tenant Improvement checklist. Specific structural calculations may be <br />required where the altered toilet room walls extend up or near the existing balcony beyond the narthex of <br />the church into the nave. A floor plan of the balcony revisions should be included in the drawings, with <br />the access to the first floor narthex indicated. <br />5. The rstroom addition as shown has extended into the nave of the church. Since this alteration may affect <br />the egress aisle ways, the entire first floor with any fixed seating should be indicated for plan review. <br />6.
