28 Placement and sc:reening of refuse disposal areas must be provided per Section 39.080 of <br /> the Zoning Cod�� as folluws <br /> a. Garbage receptacles,dumpsters, and recycle bins shall be provided end shall not be <br /> located n a required front yard setback. <br /> b. Garbage dumpsters and recycle bins must be s�reened from view from the street and <br /> from adjacent properties. This screening may be done using denae vegatation or by <br /> plaang the dumpster or recycte bin in a structurel enclosure. <br /> 2A. Rooflop mechanical equipment, including venis, must be acreened per Sectlon 39.040 of <br /> the Zoning Code. <br /> 31. Lendscape plans must be included with building permit applicalion submittal and shall <br /> include required perimeter lands.aping, parking lot landscaping (1 tree wfthin the parking lot <br /> for every si�c parking spaces arid no parking space may be furthar than 50'from an interior <br /> landscape area. <br /> 3�. A separate sign permit is required for any proposed signage. <br /> 33. The Internationel Fire Code requires that all new structures shall provide Fire Department <br /> access roads to within 750 feet exterior walking distance ot all portions of the ground iloor. <br /> Fire Department accesa roada(Fire Lanes) shall provide a minimum ot 20 feet in width of <br /> unobstructed, paved driving surface with e minimum clear height of 13'8". Inside turn radii <br /> must be 35 feet. Slope approech and departure angles must nol exceed 10 degrees. Fire <br /> lane grade must not exceed 15 percent. Fire lane co�strudion must comply wfth AASHTO <br /> H30 load capacity. Fire Lanes will be posted e�d mainlained as required by the Fire <br /> DepaAment. Unorthodox access which meets code requiremenis but is too unusual (or <br /> crewa will not be aflowed. <br /> 34. Fire apparatus access roads shall be marked whenever�ecessary to maintain ihe <br /> unobstructed minimum required width of roadways. Fire lanes shall be marked as follows: <br /> a. Curbs shell be identified by red traffic paint with a 6-inch wide stripe on the top and front, <br /> extending the length of tha designated fire lane. <br /> b. Rolled curbs shall be idcntified by red traHic paint wilh a 6-inch wide stripe on the curb, <br /> , extending ihe length of the designated fire lane. <br /> c Lanes without curbs shail be identitied by red traKc paint with a 8-inch wida stripe on the <br /> pavement, extending the length of the deslgneted fire lene. <br /> d. The words 'NO PARKING- FIRE LANE' shall be in 3-inch stroke white lettera 18 fnchea <br /> in height, and piaced 8 inches measured perpendicular from the red paint stripe on the <br /> pavement. In most cases. both sides of the access road shall be marked. Where long <br /> drie�es are to be marked, the repetitions shell altemale sides of the drive. <br /> e.
