The tour center will include a 100 person threatre, lobby, <br /> restrooms, office and conference rooms, and an associated parking area for <br /> approximately 125 vehicles. The folloWing fac':ors were considered prior to <br /> making a decision on thi.s proposal.: <br /> 7. The site is zoned M-1, Heavy Manufacturing Zone, which would permlt the <br /> proposea use. <br /> 2. The proposed site is currently paved, The proposed parking area <br /> requires only the reconflguration and restriping of an existing parking <br /> area. <br /> 3. Access is proposed prlmarily via SR 526 and the existing western entry <br /> roadr+ay to the Boeing Co. site. <br /> 4. Landscaping of the parking area is proposPd �nd must be provided Sn <br /> compllance with Zo�ing Code requirements. <br /> 5. Yhe proposed tour center will have a capacity of approximately 225 <br /> tourists and 5 staff, which aill result in an lncreaae of 2 toura per <br /> duy with approximateiy 200 people total ( 100 per tourj . Traffic on SR <br /> 526 and I-5 �uld be increased by approximately 200 trips. <br /> Information for the Developer: <br /> 1.
