Have the basic land use conditions in the area changed? <br /> No. The existing land use is multi-family which has intensified, <br /> creating a need for a sma11 neighborhood business center. <br /> 2. Are the present zoning boundaries illogically drawn in relation to <br /> existing conditions (i .e. , parcel configurations and existing land <br /> use)? <br /> No. The property is located on the northwest corner of Hardeson <br /> and Casino Roads. It is rectangular in shape with the long dimen- <br /> sion of 195 feet fronting on Hardeson Road and the short dimension <br /> of 140 feet fronting an Casino Road. The present zoning boundaries <br /> are lugically drawn. However, this property, as located at the <br /> intersection of a main arterial and a callector, has been identified <br /> as a desirable location of a neighborhood shopping area to serve <br /> the existing residential community. _ <br /> 0 <br /> -� <br /> 3.
