AGENCIES WITH JURISDICTION <br /> None <br /> MITIGATION OF ADVERSE IMPACTS BY SEPA <br /> 1. Any grading/fill on this site shail be done so as to not impact the surrounding <br /> proparties. (SEPA Earth, Land and Shoreline Usa Policies.) <br /> 2. Prior to issuance of any permits, the Applicant must pay a mitigation tee of <br /> 547,00 per the City's Traftic Mttigation Ordinance No. 2425-99. (SEPA <br /> Transportation Poiicies) NOTE: The Applicent has added two additional <br /> multipte family unfts and the traffic mitigation fee ahould be recalculated to <br /> Include the two (2) addttional units. The Applfcant muat contact the City's <br /> Traffic Engineer to determtne the traffic rr�;tigation fee. <br /> 3. The Everett School District has commented that the project will adversely impact the <br /> School District (see attached letter). The Applicant must negotiate with the School <br /> District regarding a mitigation agreement. Prior to finalization of the SEPA <br /> determination, a written letter or agreement must be provided to the City by the School <br /> District or Applicant. (SEPA Public Services and Utilities Policies) <br /> 4. As mitigation for the romoval of 3,500 square feet of native vegetation on the subject <br /> site, the applicant will be required to plant 3,500 square feet of native trees and <br /> shrubs around the proposed water quality facility. Please see attached letter from <br /> Wetland Resources dated Septomber 3, 2002. NOTE: The Applicant will be <br /> required to provide 5,600 square feet of habitat mitigatfon area In accordance <br /> with the Site Plan dated May 2, 2003. <br /> The lead agency for this proposal has determined that it does not have a probable significant <br /> adverse impact on the environment. An Environmental Impact Statement is not required <br /> under RCW 43.21 C.030(2)(c). This delermination assumes compliance with State law and <br /> City ordinances related to general environmental protection including but not limited to right- <br /> of-way improvement requirements, drainage, etc. This decision was made after review of a <br /> completed environmental checklist and other information on file with the lead agency. This <br /> information is available to the public on request. This Mitigated Determination of Non- <br /> Significance is specifically conditioned on compliance with the conditions attaclied hereto <br /> which are incorporated by reference as if fully set forth herein. <br /> You may appeal this determination by filing an appeal on forms provided by tho Planning <br /> Department and a fee to the Planning/Community Development Permit Services Counter at <br /> Z ���\ <br />
