The eite is zoned R-�, Multiple-Family Low Density Residential 2one, which would allow <br /> this use. . <br /> . '2. The eite is currently vacant and wooded primarily with alder saplings and a few larqe <br /> evergreens. A vacant residence and storage shack exist on the northern portion of the <br /> aite: The site abuts S.R. 526 to the north, Cesino Rd. to the south and a school mainte- <br /> nance facility and single family residence to the east. A larqe ponded area exists on <br /> the eastern portion of the site. Standard street improvements do nut currently exist <br /> along Casino Rd. frontage. <br /> 3. . The project includes a pool, terinis court, and recreation building. Many of the large <br /> cvergreens now on the site will remain. TT�e buildinga are classified as two and 1/2 <br /> stnry units. A fireplace ie included with each unit. <br /> 4. Drainage shall be designed in conformance with the City's drainage ordinance. <br /> 5. Noise levels generated by S.R. 526 and the school maintenance facility are high on the <br /> aite. Construction techniques must be utilized to limit interior noise levels to 95 db-A. <br /> 6.
