Provide landscnping ns shown on thc approved lendscape plan dated ]anuary 28, 2011 <br /> prior to final npproval for Uic chenge of use. All Inndscepe arces must be maintained with <br /> respect to crcating a heaithy growing condition nnd attractive appearence ns well as being <br /> free of weeds end tresh es specired in the Everett Municipal Code 1935.130. Dead, <br /> disensed,stolen,vandelized or damaged plants shell be rcplaced within three monAis,witli <br /> tlic plants indiceted on the approved landscape plan or epproved by this department. <br /> 2. The existing cedur fence must be maintained in good conditian and free of graftiti. <br /> 3. At the time of pinnting, shrubs must be e minimum of 24" in height and the deciduous <br /> trees must be n minimum of six feet in heighl with nt least a 1 Y�° trunk diameter. <br /> Groundcover must be planted to nttain 90 percent covernge within three years of planting. <br /> 4. A maintennnce securiry and license agreement is required prior to the issuance of a <br /> Cerlificu;e of Occupancy. The maintenance security shall be of a value of not less than 10 <br /> percent of the City's cost of repincing lhe landscaping(lebor+materials). <br /> The Planning Director upproved the Inndscnpe modification based on the following: <br /> Subsection 35.070.A. af thc City of Evemtt Zoning Code gives the Plenning Director, using <br /> Revicw Process I, the authority to modify the required Inndscaping if the epplicant proposes en <br /> niternntive method of Inndscaping that would achieve the intent and purpose of the landscaping <br /> required in this ordinence end in which the Plenning Director determines that existing conditions <br /> an or ndjacent to the site would rcnder the requirements of this section ineffective.
