Finding: The subject property is part of a 3.8 acre vacant site <br />that is zoned B-1, Neighborhood Business with a contract <br />which allows only multiple family use on the north <br />one-half of the alto and B-1 permitted uses on the south <br />half. The appllctnt is proposing to construct an Arco <br />AM -PM Mini Market. on the southeasterly .75 acre of the <br />site. The gas atatlon/grocery store is a permitted B-1 <br />use. <br />
