Any change to the design, materials, and/or roof pitch of the proposed accessory , <br /> building requires Planning Director approval. The height of the accessory building is <br /> limited to a maximum)ieight of 20 feet. If over l9 feet in hei��ht, a height survey will <br /> be required. ' <br /> 2. A covenant acCeptable ro the City Atlorney's ofEice shall be recorded on the tille to the <br /> property prior to issuance of building permits stating that thc property owner <br /> acknowledges the requirements of EMC 19.07.020, and stating that the use of any <br /> accessory structure is limited to accessory activities pertnitted by the zone in which the <br /> property is located, and that the accessory building shall not be converted to living <br /> area or used for any purposes which are not in full compliance with ioning and <br /> building code requirements. <br /> 3. The garage's siding and roofing material must be similar to what is used on the <br /> residence. <br /> 4. Tfie existing nccessory building must be removed prior to building the new garage. <br /> Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at <br /> such factors as view obstruction, aesthetic impact on surrounding properties, and impact on <br /> nei�hborhood character when evaluating a higher height thnn allowed by the zoning code. <br /> 'fhe F'lanning Director allowed the garage to exceed the IS-foot maximum height limit based <br /> on the following: <br /> The subject property currently hns a 1,164 square foot single family residence on a lot tliat is <br /> approximately 4,809 squue feet in area. Up to 721 square fect of accessory building footprint <br /> is allowed. The proposed garoge will be located behind the residence and accessed from the <br /> alley. 'tlie building will have a minimum roof pitch of 6:12 which is similaz to the residence <br /> and will use roofing and siding materials similar to thosc on the house.
