On-site recreation facilities must be provided per Section 15.110 of the Zoning Code. <br /> Prior to lhe issuance of Building Permits, the Planning Department must approve a <br /> plan for on-site recreation facilities. As part of the building permit application, the <br /> applicant must submit a recreation plan including standards and specifications for <br /> recreation areas and equipment, both inside and outside the building, including <br /> pictures of proposed equipment. If sufficient information is not known at time of <br /> submittal for building permits, minimum specifications or examples must be provided. <br /> Prior to the issuance of Building permits, the Planning Department must approve a <br /> plan for on-sile recreation facilities. Tot lots must be located in central areas, where <br /> adequate supervision of children can be provided. <br /> 33. Building faCade modulation and rootline variation must be provided per Section <br /> 15.050 of the Zoning Code. Access - The International Fire Code requires that all new structures shall provide <br /> Fire Department access roads to within 150 feet of all portions of the ground floor. <br /> Fire Departmenl access roads (Fire Lanes) shall provide a minimum of 20 feet in <br /> width of unobstructed, paved driving surface with a minimum clear height of 13'6". <br /> Inside turn radii must be 35 feet. Slope approach and departure angles must <br /> not exceed 10 degrees. Fire lane c�rade must not exceed 15 percent. Fire lane <br /> construction must comply with AASHTO H30 load capacity. Fire Lanes will be <br /> posted and maintained as required by the Fire Department. <br /> The inside turn radius from the alley access does not comp�y. <br /> • Ensure the retaining wall can support AASHTO H24 loads to the edges of the <br /> driving surface. <br /> • The radius of tlie turnaround on Chestnut Street must be 40 feet per City of <br /> Everett Public works Design Standard drawing number 304, dated 3-23-1996. <br /> 2. Fire Lane Markinq - Fire apparatus access roads shall be marked whenever <br /> necessary to maintain the unobstructed minimum required width of roadways. Fire <br /> lanes shall be marked as follows: <br /> a. Curbs shall be identified by red traffic paint with a 6-inch wide stripe on the top <br /> and front, extending the length of the designated fire lane. <br /> b. Rolled curbs shall be identi(ied by red traHic paint with a 6-inch wide stripe on <br /> the curb, extending the length of lhe designated fire lane. <br /> c. Lanes without curbs shall be identified by red traffic paint with a 6-inch wide <br /> stripe on the pavement, extending the length of the designated fire lane. <br /> � <br />
