Washington <br /> Dear Mr. Callahan: <br /> The property is sold sub�ect to the purchasers obtaining a building permit <br /> from the City of Everett � and of course, <br /> financing. The transaction has been in process for a mos ar. <br /> .��� <br /> One of the ma�or stumbling blocks to the developnent is your, the City <br /> of Everett's, unreasonable and infeasible requirement of developers to <br /> install streets, curbs and sidewalks on an individual basis. <br /> The cost of these improvements does not increase the profect's rent or <br /> value nor does it substantislly improve the neighborhood since the <br /> remaining area is unimproved. Therefore, you are only adding to the <br /> cost of the profect which, in this case. exceeds 530,000 an� renders <br /> the pro�ect infeasible. ---L__ � <br /> Due to the potential sale and eventual demolition, I .cannot rent the d <br /> structures nor can I protect �yself from the local residents. <br /> It would seem to me that the City of Everett would be eager to assist <br /> in the redevelopment of the sub�ect neighborhood instead of requiring <br /> uneconomical offsite improvements and thus discouraging upgrading of <br /> the rundown district.
