RE: 4-PLEX 1330 CHESTNUT
FOR LARRY NALBACN
Gentlemen:
Please consider this letter our request for relief from para-
agraph P Section 13.16.050 regarding driveways to permit a double
driveway from Chestnut Street to a 2 car enclosed barage under this
building per site plan attached for the following reasons :
1 . Lot width (40' ) , alley width (lZ ' combinetocmakerauired
(6) and lot slope (down from alley)
difficult to back out of parking configuration.
I " 2 . Lot slope (approximate 10' 10" down from alley _ to street)
which is more nUrupt near the street, view and adjacent
buiYdings combine to suggest that the first floor should be
', approximately 10' above street level .
' 3. This block of Chestnut Street is a very low trafoce7Yeato
where no disruption would occur from driveway (p P Y
North and South have driveways off Chestnut Street with no
particular adverse effect) .
4. It is the desire of tlie owner/builder to build an attractive
building that is well planned and will offer the maximum
ammenities to tenants. We und the owner feel that enclosed
garages add greatly to the livability of small apartments .
We also feel that reduction of the paved area between the
alley and building permitting a grass yard area is vastly
more uttractive to young families who are likely tenants .
