16. The building must have a minimum ten (10) foot rear yard setback. Building <br /> height shall be a maximum of 35 feet or 28 feet when located within 50 feet of <br /> property zoned R-S, RS-I, R-1, R-2, R-1(A), or R-2(A). <br /> Landscaping must provided per Section 35 of the Zoning Code. At a minimum <br /> this must �aclude the following: <br /> a. A landscape strip a minimum of ten (10) feet wide must be provided in the <br /> front yard setbeck area along the SOth Street frontage, except for the driveway. <br /> This area shall be planted with Type I[I landscaping. <br /> b. A lendscspe strip a minimum of ten (IO) feet wide must be provided in the <br /> sideyard setback area along the Claremont Way street fr�ntage, except for the <br /> driveway. This area shell be planted with Type III landscaping. <br /> c. A landscape strip a minimum of five feet wide must be provided along the <br /> south property line. This area shall be planted with Type III landecsping. <br /> d. A minimum of 420 square feet of landxaping shall be providal in the interior <br /> of the parking lot for the 24 puking atalls. Landxaping must be provided per <br /> Section 35.080E of the Zoning Code. <br /> e. Prior to iasusnce of any permits, Isndscaping plans must be reviewed and <br /> appro�ed by the Plenning Department per Section 35.100 of the Zoning Code. <br /> The Iendscaping plan must ahow location and dimensiona of requirod vegetated <br /> swales, wetponds, detention ponds, rockeries and retaining wslls, and grading <br /> et 2 foot intervals. trtigation syrtems must be provided in �I landacaped ueas <br /> per Section 35.130 of the Zoning Code. A 2 year meintenence assurance <br /> devise muet be provided for the lendscaping per Section 35.130B of the <br /> Zoning Code. <br /> 17. Landacaping of the planting areas located in the interior of parking lota, es required <br /> by Peregreph C of Subsection 35.060 shell confortn to the following stnndards: <br /> a. No roquired landscape area shall be less than sixty-four(64) squere fat in erea <br /> or five fat in width. <br /> b. There shall be one tree, a minimum of six fat high at the time of plenting, <br /> plented for each one-hundred (100) aquare fat of landscape area or fraction <br /> thereof.
