That there have been exceptional or eztraordinary circumstances or <br /> conditiona applying to the sub,ject property or as to the intended use <br /> thereof that do not apply generally to other properties in the same <br /> vicinity or zone. <br /> FindSng: The Baker's property consists of a single family structure <br /> on Lots 20 and 21 of Block 329• The parcel size is 50 feet by 110.05 <br /> feet and contains 5�502.5 square feet. Abutting to the north is Lot <br /> 22 oaned by Ralph and Burdina Larson with a single family structure <br /> that is less than one foot from the north boundary line of Lots 20 <br /> and 21. <br /> The Larsons, owners of Lot 22, wish to purchase four and one-half <br /> feet fYom the Bakers in order to provide adequate setback for their <br /> house from the property line. The Larson's property is 27.86 feet by <br /> 110.05 consisting of 3,066 square feet and is norconforming for lot <br /> size, lot width and setback. The propused boundary line ad,�ustment <br /> Would make thelr property less nonconforming and the Bakers would <br /> still be conforming for everything but lot Width. There is an <br /> existing portable shed in the rear yard that will have to be moved to <br /> meet the required five feet side setback, but there is ample room to <br /> do this. <br /> Conclusion: There are unusuol circumstances applying to the proposed <br /> use of the property that do not appiy generally to other properties <br /> in the same vicinity and zone. <br /> � r' <br />
