Please review <br /> and respond to the comments below. These comments address building issues only. Additional <br /> revisions, or additions, may be required by other departments (such as Utilities, Planning or <br /> Fire). All references refer to the 2009 Intemational Building Code QBC), the 2009 International <br /> Fire Code (iFC), the 2009 Intemational Mechanical Code (IMC), and the 2009 Washington State <br /> Ener9y Code (WSEC), as amended by the State oF Washington and adopted by the City o( <br /> Everett. The arrent IBC referenced standard for accessible design is the 2003 "Accessible and <br /> Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may <br /> be more restrictive. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two complete new sets of construction <br /> documents reFlecting the corredions requested. <br /> 1. The riser heights shall be 7 inches maximum. Stair tread depths shall be 11 inches <br /> minimum measured horizontally between the verticai planes of the foremost projection <br /> of adjacent treads and at a right angle to the tread's leading edge. IBC 1009.4.2 <br /> 2. The submiteed drawings �ndicate a combination guard and handrai� on the sides of the <br /> stairway. IBC 1013 requires a 42" high guard on both sides of the stairway. IBC <br /> 1009.12 requires a handreil on both sides of the stainvay. IBC 1012.2 requires the <br /> handrails to be 34 to 38 inches high. In other words, both sides need to havc a 42" <br /> high guard with the handrails attached to the insides. The handrails must comply with <br /> grasp-ability requirements of I8C 1012.3. The guards must comply wi[h structural <br /> requirements of IBC chapter 16. Please provide guard detailing. <br /> 3. The handrails are required to eMend and continue to slope (or the dept�� of one tread <br /> (11 inches) past the bottom riser. At the top, handrails are required to extend <br /> horizontally at least 12 inches beyond the top riser.
