Please review and respond to the comments below. These comments address building issues only. AII references refer to the 2009 International Building Code (IBC), the 2009 International Fire Code (IFC), the 2009 Intemational Mechanical Code (IMC), and the 2009 Washington State Energy Code (WSEC), as amended by the State of Washing[on and adopted by the Ciry of Everett. The current IBC referenced standard for accessible design is the �003 "Accessible and Usable Buildings and Facilities" (1CC/ANSI A117.1). Federel ADA regulations and standards may be more mstrictive. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two complete new sets of construction documents reflecting the corrections requested. 1. The riser heights shall be 7 inches maximum. Stai� tread depths shall be 11 inches minimum measured horizontally between the vertical planes of the foremost projecfion of adjacent treads and at a right angle to the tread's Icading edge. IE3C 1009A.2 2. The submilted drawings indicate a combination guard and I�andrail on the sides of the stainvay. IBC 1013 requires a 42" high guard on both sides of [he stairway. IBC 1009.12 requires a handrail on both sides of the stainvay. IBC 1012.2 requires the handrails to be 34 to 38 inches high. In other words, both sides need to have a 47" high guard with the handrails altached to the insides. The handrails must comply with grasp-ability requirements of IBC 1012.3. The guards must comply with structural requirements of IBC chapter 16. Please provide guard detailing. 3. The handrails are required to eMend and continue to slope for the depth of one tread (11 inches) past the bottom riser.
