Interior nonbearing partitions which are required by Table No. 17-A to be of one -hour <br />fire resistive construction are permitted to be of noncombustible construction without a <br />fire -resistive time period. This reduction does not apply to corridors, which are <br />required to be fire resistive in accordance with the requirements of Section 3305(g), or <br />to partitions separating dwelling units or guest rooms. <br />Travel distance may be increased from the most remote point in a floor to a horizontal <br />exit or to an enclosed stairway. The increase is to 300 feet and has real application <br />only for office buildings with open plans. As the code in Section 3303(d) already <br />permits a 300-foot travel distance where the last 150 feet is within a corridor complying <br />with Section 3305(g), this increase will mainly be applied to open-plan office buildings <br />which do not have fire -resistive corridors. In this case, the code assumes that the <br />automatic and early fire suppression provided by the sprinkler system makes it <br />improbable that the occupants would be unable to reach an exit before the environment <br />becomes untenable. <br />Except in certain cases, fire dampers are not required. However, ceiling dampers <br />which protect floor -ceiling assemblies must be maintained. <br />The requirement in Section 1204 for emergency escape -and -rescue windows is waived. <br />This is in reality a small trade-off, as the protection afforded by the sprinkler system is <br />considered by the code to be preferable to jumping from a second or third story <br />window. <br />II. UBC Section 1803(b) requires opening protection in Type I F.R. building to be three fourths <br />hour when they are less than 20 feet from a property line or center line of a public way. <br />Vacation of the alley would result in one-half the right-of-way being acquired by each <br />adjacent property. This has the same effect as requiring the protection at the center line of <br />the public way <br />The less restrictive requirements of open parking garages relative to the protection of <br />openings is partially predicated on the requirement that they be "used exclusively for the <br />parking or storage of private or pleasure -type motor vehicles". <br />Please also note that due to the encroachment of the building to the east into the alley <br />R.O.W. that protection of openings would be also be required by Table No. 7-13 if an open <br />parking garage were constructed on this site. <br />svnppea12 <br />s/3 <br />
