The site is the Zone R-5 Coze Area Residential Zone and would allow this use. � <br /> 2. The site is currently vacant and has ofie large tree .in the center of the property. ' <br /> 3. 7Wo accesses are proposed via the alley. <br /> � <br /> 4. Six covered stalls currently exist on the site which adjoin covered residential parking. � <br /> 5. �Previous utility pipes along with a previous foundation currently exist on the property. � <br /> 6. A five foot planting area along the street frontage is required and a minimum of <br /> St of the parking lot must be landscaped in conformance with the Zoning Code. <br /> 7. Drainage must be designed in conformance with the City's Drainage Ordinance. , <br /> 8. It is anticipaYed that a building may be constructed on the site in the future , <br /> and all environmental reviews must be c6mplied with in conjunction with any future <br /> , construction of building on the site. <br /> � ' 9.
