Detailed drawings in accordance with City Design and <br /> Construction Star..dards ;hall be submitted to ttie Public Works <br /> De�artment showis�g sit�= parking layout, landscaping, util.ities, <br /> storm drainage, temporary construction erosion control, and all <br /> required improvements i.n the public right-of-way. Public Wor.Ls <br /> Department approval of these drawings is required prior to any <br /> perm' �s being issued. All improvements shall be completed, <br /> approved, and warranted before Occupancy permits are issued. <br /> 2. Parking must be per City Zoning Code and City De�ign and <br /> Construction Standards and Specifications. The Planning <br /> Director has determined that the proposed (existing) number of <br /> parking spaces ( 37) meets the minimum parking requirement per <br /> Section 34.030 of the Zonir.g Code. This decision is based, in <br /> part, on the transnortation demand managemenr plan which shall <br /> be developed subject to City review and approval. A minimum of <br /> one handicap space must be provided. <br /> 3 . Placement and screeninq of refuse disposal areas must be <br /> provided per Section 39.080 of the Zoning Code. <br /> 4. The buildinq is currently non-conforming as to set-back on the <br /> North property line on 32nd Street per Section 14 : Use Standards <br /> Table for Governmental or quasi-governmental activities in R-5 <br /> and Section 16.040 E: "C-0" Clinic-office overlay Zone Setbacks. <br /> This non-conformity shall not be increased by this proposal or � <br /> any future proposal. I <br /> 5. Landscaping must be provided per Section 35 of the Zoning Code. I <br /> Type III , ornamental Effects Landscaping, shall be maintained on <br /> the site. Any landscape enhancements shall meet Type iII <br /> landscaping standards. <br /> All parking lot areas not shown as aisles or spaces shall be <br /> landscaped. Each one of these areas which is sixty-four square <br /> feet or greater shall have one tree. All landscaping areas <br /> interior to the parking area shall meet the following standards: <br /> shrubs shall selec:ed and planted (or maintained) be at a <br /> density of 5 per 100 square feet. Groundcover shall be selected <br /> and planted (or maintained) so as to pro��_:.e ninety percent <br /> coverage within three years of plantinq. <br /> Prior to issuance of any permits, landscaping plans must be <br /> reviewed, and approved by the Planning Department per Section <br /> 35. 100 of the Zoning Code. The landscaping plan must show <br /> location of trees , shrubs, and groundcover. Irrigatioa systems <br /> must be provided in all landscape3 areas per Section 35.130 of <br /> the Zoning Code.
