Lucas,D.0 <br /> 3411 Colby <br /> Everett, WA 98201 <br /> hereinafter referred to as "Applicant,�� for a variance from <br /> , E.M.C. 19.18.020(I) , Signs, to allow a 48 square foot, <br /> illuminated, pole sign for a chiropractic clinic instead of a <br /> non-illuminated wall sign not to exceed sixteen square feet in <br /> area attached to the front of the clinic building which would be <br /> � allowed by code <br /> , <br /> � on the property commonly known as: � <br /> i <br /> 3411 Colby I <br /> I I <br /> The Board of Adjustment, followinq a public hearinq on saidl <br /> � application held on September 12, 1988 and further havinq reviewed � <br /> all testimony, makes the followinq Findings, Conclusions and ; <br /> Order: <br /> FINDINGS ]�� CONCL��SION�: <br /> Criterion No. i • <br /> That there have been exceptional or extraordinary circumstances <br /> or conditions applying to the subject property or as to the in- <br /> tended use thereof that do not apply generally to other <br /> properties in the same vicinity or zone. <br /> a. Findina: The applicant is requestinq a variance to <br /> allow a 72 square foot sign so that persons looiting for <br /> i the clinic will be able to find it easier as they have <br /> had patients tell them that they drove by two or three <br /> times before seeinq the siqn on the building which is <br /> located on the rear of the lot. <br /> The oriqinal clinic at this site was located in a <br /> � house that was close to the street and a two foot by <br /> four foot siqn off Colby identified the use and so <br /> allowed easy recognition of the clini.c. in 1968 a new <br /> clinic buildinq was constructed on the rear of the lot <br /> and the front of the lot was used for the parkinq <br /> area. The zoninq code allowed a four by four foot <br /> sign close to the building. At that time, <br /> identification of the clinic was not a problem since a <br /> clientele had been built up that was familiar with its <br /> location from the time it was located adjacent to <br /> Colby. <br /> The clinic has qrown to five doctors and in many cases <br /> referred and regular patients are unable to find the <br /> clinic because the sign is not easily seen from <br /> �p.:..7..�iy .:.ui�iCu�� • - <br /> b. Conclusion: The unusual circumstances applyinq to the <br /> site is the fact that tfie clinic buildinq and its <br /> current sign are on the� rear of the lot and so not <br /> easily seen from Colby. <br /> -1- <br />
